What is a warranty inspection?
A contractors warranty inspection is a home inspection of a newly constructed home. This thorough inspection is performed 11 months after completion of the home, one month prior to the warranty expiring.
What is the builders warranty?
Most general contractors offer their clients a home warranty that covers materials and workmanship for 1 to 2 years after completion of the home. Some major structural components may be covered for up to 10 years, depending on the builder.
Why order a warranty inspection on a brand new construction home?
Just because the home is new doesn’t mean it’s right. Our inspectors regularly find defects and corners cut on new construction homes. I recall finding 41 defects and improperly installed flooring on a new construction home in St John during a warranty inspection. The builder is usually responsible for repairs found prior to the 1 year warranty period. Hence, the 11 month inspection, enabling home owners to have enough time to order the inspection and present the results to the builder for repair before the warranty expires.
